What Really Happens in the Fall in Real Estate

There is more changing than colors of leaves this fall. Every season market trends seem to shift, and as we enter the fall of 2016, it is important for buyers and sellers to have a good understanding of what will happen to the real estate market come fall. For more than 15 years, the real estate market has been in a serious state of flux. Colorado’s real estate market has overcome two recessions (mid 1980’s and from 2008 – 2011), where prices became soft and depreciated in value (temporarily). The state has also experienced Buyer’s markets (most recently in 2007 – 2011) and Sellers’s markets (2013 – 2016), which demonstrate various stages of a healthy and more balanced economy. Resort markets tend to follow similar trends, but at a lagged rate. As we head into fall in 2016, it is projected that the market will become more “normal” and balanced, although this will also depend on price points.
Realistically Pricing Your Home in Today’s Market

Pricing your home at market value is generally a better (and more profitable) strategy than listing your home at a higher price than what can be realistically expected. If listed correctly from the start, your home will likely sell more quickly, which usually means receiving a greater profit. The longer a home remains on the market, it will almost always sell for less, so it has never been more important to price your home realistically in today’s market.
